Planning

The Planning Service is split into two services, Development Management and Forward Planning.  These two services have responsibility for a number of functions  Use the links contained in the text to find out more.

Development Management is the process that regulates the development and use of land and buildings.  It involves the handling and determination of planning applications, enforcement action where breaches of control have occured, and the provision of information and advice about the system generally and individual proposals.

Conservation and Heritage is of great importance to the Council.  The Borough of Chestefield contains a variety of heritage assets, including those which are are designated and non-designated.  The built heritage is protected through the listing of buildings, the designation of conservation areas and through the policies contained  within the development plan for the Borough and Government guidance set out in the National Planning Policy Framework.

The Forward Planning team is responsible  for maintaing an up-to-date planning policy framework to guide development and use of land in the borough.  The Local Development Framework for Chesterfield consists of the Regional Spatial Strategy, Local Plan, Core Strategy, Staveley and Rother Valley Corridor Area Action Plan and Sites and Boundaries DPD, as well a large evidence base and supplementary planning documents.

Major development proposals can have a significant impact upon the borough's environment and economy and the community's quality of life.  Properly managed they can offer major opportunities for regeneration and the potential to promote economic growth, provide homes, manage traffic congestion and improve environmental quality.  Where appropriate, the council encourages the preperation of Masterplans or Planning Briefs to guide the redevelopment of sites.
