Although the plot extends to 326.3 sqm or thereabouts, comprising a brick-built lock-up garage and separate ‘L-shaped’ brick store building, the latter building is partially occupied by a substation held on a 21-year lease to the National Grid, commencing 1st June 2014, which restricts its development potential for residential or commercial uses acceptable to the Planning Authority.

An indicative cost estimate has been provided by the National Grid for replacing and relocating the substation plant within a smaller cabinet/housing to the site frontage, a copy of which is to be provided in the legal pack available from the auctioneer.  The sale shall therefore be subject to overage provisions should development of the site become a viable prospect.
